Abstract

A study is carried out on hotel survival in a mature seaside destination such as Torremolinos. In hotel survival studies, the use of geographical and destination typology variables is a novel contribution. For this study, all the hotels opened in Torremolinos during the 20th and 21st centuries were identified and spatially located using the ArcGIS Desktop software. The survival of the hotels was calculated using SPSS v.25, applying the Kaplan-Meier estimator and the Log Rank test. Seven variables were used to estimate the performance of the hotels: age, category, density, accommodation capacity, distance to the beach, hotel popularity and room price. The results show that the hotels with the highest survival capacity are hotels that started operating in the 1990s, with four stars, with a significant density of beds per square meter, that have more than 300 beds per hotel and that are located close to the beach. Generally speaking, the price of the room and the popularity of the hotel decrease as they move further away from the beach.
